AI for real estate and malls: calls, footfall, parking, sales
Developers and agencies lose leads on weekend calls, and shopping malls do not know their exact footfall per entrance and floor. We automate both on your telephony, cameras and CRM.
Typical tasks
- 01Voice agent for inbound calls
The agent answers calls from ads during the day, in the evening and at weekends. It describes the property, prices and layouts, qualifies the buyer and books a viewing. The lead with notes goes straight into the CRM.
- 02Footfall counting for malls
Cameras count people at every entrance, floor and key area. You see traffic by hour and day and the effect of events and campaigns. The data can be shared with tenants.
- 03Heatmaps and visitor paths
The system shows which zones and corridors are busy and which are empty. This helps with tenant mix, advertising and signage.
- 04Parking plate recognition
A camera reads plates at entry and exit, measures parking time and opens the barrier for subscribers. You see occupancy and peak hours.
- 05AI for the sales team
Our own LLM reviews sales calls with buyers. You see the most common questions, objections left unanswered and which managers do not call back.
- 06Answers in messengers
A chat agent on Instagram, WhatsApp and the website answers about properties and terms, sends layouts and books viewings.
Data and access requirements
- Integration with your CRM (HubSpot, Pipedrive, Kommo and others) and telephony through SIP.
- GDPR for video in public areas: signage, no facial recognition, anonymous counters only.
- Plates are kept for a limited time, and access to the parking log is role-based.
- The agent takes prices and availability from your database, not from memory, so it never promises what is not there.
What we build for this industry
Questions
Can the agent sell an apartment?
No, and we do not promise that. The agent handles first questions, qualifies the buyer and books a viewing. A manager closes the deal, but gets a prepared lead with notes in the CRM.
How accurate is footfall counting?
Accuracy depends on the camera, mounting height and light. During discovery we check every entrance and compare counts with manual counts on test periods. Where a camera does not fit, we tell you what to change.
What does it cost for a mall or developer?
From $5,000 for a turnkey project. The price depends on entrances, cameras, phone lines and integrations. You get a fixed estimate 2-3 days after discovery.
What happens to buyer and visitor data?
Buyer data stays in your CRM, and call recordings are processed by our own LLM on our servers. Visitors are never identified. We work under ISO/IEC 27001:2022 and sign NDA and DPA before access.
Describe the task. The first call is with the founder.
We reply within one business day. 30 minutes to tell you whether it is worth doing and what it costs.
